<br />'\ <br /> <br />Attachment Two <br /> <br />NARRATIVE STATEMENT <br /> <br />What makes this request necessary? <br /> <br />Lexington Plaza is an older shopping center that has been reconfigured several times over the last <br />fifty years. The property has also gone through a recent receivership and has had a major <br />changeover in tenants over the last two years. <br /> <br />Lexington Plaza LLC purchased this property in July, 1997 and has begun rejuvenation efforts. <br />The ownership has also started a major improvement to the building roofs and is seeking new <br />tenants to fill vacancies. <br /> <br />One of Lexington Plaza's prospects is a laundry known as Grand Cleaners. Lexington Plaza <br />desires to rent approximately 2400 square feet to Grand Cleaners, which is owned by Don <br />Frisberg. Mr. Frisberg has done business on the West side of this intersection for 39 years and <br />the current owners of his current location have not renewed his lease. He desires to move his <br />business across the street into Lexington Plaza but the current zoning will not allow the move. <br />
