<br />1 <br /> <br />The site under consideration is located at 1875 W. Perimeter <br />Drive Roseville.The property is zoned B-18 and day care <br />facilities can be considered as special use in this district <br />(section 8.280) <br /> <br />2 <br /> <br />The owners would like to do a some modification to the <br />montessori school and day care center in this space <br />servicing children from 6 weeks to 6 years of age. <br />the exterior would be remodeled to accommodate this use. <br />on the exterior, the primary change would be the addition of <br />a fenced play area attached to the front of the building. <br />Front yard setbacks, in 8-1B zoning district are 30 feet. <br />Because the bi~ding is already set quite far back on the <br />property, the fenced play area will not exceed front yard <br />setbacks. <br /> <br />3 This property shares a common driveway access easement with <br />its neighbor to the West_ The property line is down the center <br />of a single driveway opening to both properties. In addition, the <br />property shares parkin lot access easements in the rear of the <br />building with its neighbor to East. Giving potential for <br />traffic, especially during the noon hour, the security of the <br />fenced plar area and the operation of the building to insure <br />that children are not in traffic patterns is of great importance. <br />We have provided a fence play area for the children. <br /> <br />4 Parking requirments for day Care facilities call for four <br />space perprincipal use plus one space for each 500sq. ft. <br />in excess of 1000 feet of gross floor area. The building size <br />is approximately 8600 sq. ft.( with addition) generating an <br />overall parking requirement of 15.2 spaces. The propose parking <br />lots, in the front and rear of building, meets the minimum <br />requirements. <br /> <br />5 The primary material is brick, this time, which is consistent <br />with the design standards chapte of the Roseville zoning ordinance. <br />The addition for 4800sq. ft will full fill the daycare needs <br />of residence of roseville area without adding extra traffic on <br />local streets. <br />
