This <br />amendment will allow for the constructioll of a re-designed 36-unit dementia facility <br />with larger individual units than originally proposed. <br /> <br />1.2 <br /> <br />A planned unit development is a zoning district which may include single or mixed <br />uses, one or more lots or parcels, and is intended to create a more flexible, creative <br />and efficient approach to the use of land. In considering proposed planned unit <br />developments, the City considers aU standards and purposes of the Comprehensive <br />Land Use Plan to achieve a maximum coordination between the proposed <br />development and the surrounding uses, the conservation of woodlands and <br />wetlands, and the protection of health, safety and welfare of the community. <br /> <br />BACKGROUND <br /> <br />Presbyterian Homes of Minnesota, Inc. owns the property, which is part of a <br />planned unit development approved by the City in 1993. The property is located in <br />a PUD zoning district and the Comprehensive Plan designates the property as High <br />Density Residential. Adjacent land uses include single family residential to the west <br />across County Ditch No.4, a three to four story assisted living facility to the south, f <br />a two-story dormitory to the east, and Northwestern College to the north. <br /> <br />This property is currently vacant; however, the approved PUD site plan did have this <br />parcel designated as a 36 unit assisted-care senior housing facility. The PUD <br />approval document includes a specific condition for the development of this parcel: <br /> <br />(That) the final plans for the 36 unit future phase of senior housing in the northwest l <br />comer of the site be designed as shown on the final PUD site plan. This means that <br />the use will be for senior housing with some assisted care provided. There should <br />be adequate parking in the location shown. The building will be one story and <br />essentially the size and location shown, and the design and architectural character <br />of the buildings shall be compatible with the other two new buildings. <br /> <br />PF#2995 - RCA (04/27/98) - Page 1 of 5 <br />
