Since the impervious surface'on the site will increase, the <br />applicant will need to contact the Rice Creek Watershed District for permit <br />requirements. <br /> <br />3. The erosion problem along the western edge of the property must be <br />corrected in conjunction with site development. The landscape plan (3/5/98 <br />plan review) must be upgraded to meet city standards as specified by the <br />City Landscape Architect, including plant materials along north side similar <br />to east and west sides; additional evergreen trees on west side for more <br />screening; street trees along Lydia as per Street Tree Master Plan; all sod <br />and seed areas to be identified on plans; Lincoln Drive to planted in <br />boulevard as in front of the "Commons"; provide a sidewalk to connection to <br />Lydia; locate on the plan all existing trees to be saved. A formal plant <br />materials list must be provided. <br /> <br />5.0 PLANNING COMMISSION RECOMMENDATION <br /> <br />5.1 After closing the April 8, 1998 public hearing, the Planning Commission <br />recommended approval (7-0) ofthe request to amend the Eagle Crest PUD in order <br />to increase the size of the building approved for the northwest corner of the site <br />from 26,500 square feet to 32,900 square feet, based on the findings outlined in <br />Section 3.1 of this report and with the following conditions: <br /> <br />1. The site must be developed in accordance with the plans submitted and approved in <br />conjunction with the request for an amendment to the approved planned unit development <br />(site plan dated 3/9/98; grading, drainage, erosion control, & utilities plan dated 3/9/98; <br />landscape plan dated 3/9/98; building floor plan dated 3/9/98; and exterior building elevations <br />dated 3/9/98). Minor variations from the approved site plan may be approved by the City's <br />Development Review Committee, under the direction of the Community Development <br />Director; however, any substantial departures from the approved site plan will require another <br />amendment to the PUD. <br /> <br />2.
