The property required for this expansion has <br />been purchased and is being combined with property currently utilized for production <br />facilities by separate action, A City-owned sanitary sewer crosses the new property, <br />flowing ITom east to west. The sewer lies in an easement held by the City, Please refer <br />to the attached sketch. <br /> <br />The existing sanitary sewer will require relocation for the expansion project. This request <br />is to vacate the existing easement and grant a new easement to the City to allow the <br />sanitary sewer to be relocated. The new easement description and sketch is attached. <br />Old Dutch will use the area above the sewer and within the easement for parking or open <br />space, The easement area will be accessible for maintenance of the sanitary sewer. The <br />relocation of the sewer is feasible ITom an engineering standpoint. The new design will <br />comply with City Standards for sanitary sewers. <br /> <br />This request has been reviewed with the City Engineering Department. A concern was <br />raised regarding the stormwater drainage patterns on the site. The proposed expansion <br />will "cut off" the current flow pattern of runoff from the parking and roof A storm sewer <br />will be constructed to accommodate this drainage. The storm sewer system will consist <br />of inlets on Old Dutch property and a storm sewer pipe flowing north to an existing trunk <br />storm sewer on Rose Place. An easement for this sewer will be required ITom the <br />neighboring property owner. Issues related to this sewer include the capacity of the Rose <br />Place storm sewer, and the manner of crossing Rose Place (a new street) with the pipe. <br /> <br /> <br />EQUAL OPPORruNITY EMPLOYER <br />
