The <br />property is located in an R-1 Single Family Residential District, and the <br />Comprehensive Plan identifies this property as Low Density Residential. Adjacent <br />land uses include low density residential to the north, east, and west, and a church <br />to the south. <br /> <br />2.2 Mrs. Nyman is requesting a variance from Section 1012.01(B) of the City Code to <br />reduce the side yard setback to two feet for the purpose of constructing an eight- <br />foot addition to an attached single car garage. She will also need a variance to <br />reduce the setback of a driveway to two feet from the property line. The existing <br />residence on the property, including the single car attached garage, was <br />constructed in 1953. Mrs. Nyman's family has two vehicles and they have had <br />problems in the past with the vehicle parked outside being vandalized. <br /> <br />2.3 Mrs. Nyman has considered several options for providing needed shelter for a <br />second vehicle on the property. Because ofthe location ofthe house on the parcel, <br />locating a detached garage in the rear yard is an option; however, several mature <br />trees would need to be removed in order to accommodate such a garage unless it <br />were placed far back on the lot.
