Mr. Barry O'meara owns property between Sherren Avenue and County Road B on the
south side of the newly constructed Milton Street cul-de-sac. This property, combined
with recently vacated right-of-way, totals .64 acres in size. It is Mr. O'Meara's proposal to
plat the vacant property into three single family lots. All three of these lots would front on
the Milton Street cul-de-sac. During the pavement management program construction last
year, curb cuts, as well as sewer and water services were extended to these proposed lots.

2. The properties Mr'. O'meara would like to divide and replat are approximately 34,262 sq.
ft. in size and are zoned R~l Single Family. There is a total of 185.61 feet offrontage on
Milton Street. On these lots there will be three single family homes that will face Milton.

Lot Standards

Lot Size

Lot Width

Interior Lot

II,pOO sq. ft.

85 feet minimum

O'meara Preliminary Plat

Lot Size

Lot Width

Parcel 1
Parcel 2
Parcel 3

12, 110 sq. ft.
11,985 sq. ft.
l0,167 sq. ft.

I 14.4 ft.
32.74 ft.
38.48 ft.

In the case of parcel 1, the proposed lot size and width are well in excess of the City's
minimum lot standards. In part, this is the result of needing to accommodate existing
utility easements along the north portion of this lot. Lots 2 and 3 are the more traditional
pie-shaped lots fronting around cul-de~sacs. These lots are typically narrow at the
property line but widen out to provide adequate building pads beyond the setback lines.
The common property line between parcels 2 and 3 is set such that parcel 3 is just under
the 11,000 square foot minimum lot size. The developer has indicated that this was done
to provide for two optimum building pads on these proposed parcels. Based on grades

1
