<br />v. Drainage / Ponding <br /> <br />The study area includes two major drainage basins which are separaced by a <br />drainage: divide running north-south locaced west of Langton Lake and between <br />Prior Avenue and Mount Ridge Road. The eastern drainage basin drains co <br />Langton Lake and can be further subdivided. inco ch.ree subbasins: the nonheast <br />subbasin. the north central subbasin and the southeast subbasin. The western <br />drainage basin drains to the wetland complex located between 1-35W and <br />Cleveland Avenue. Figure 13 illusuaces the boundaries of the drainage basins <br />within the stUdy area along with the proposed crunk $Corm sewer improvemencs. <br /> <br />The northeastern drainage subbasin includes existing residential and commercial <br />properties located between Councy Road C-2 and a drainage divide running <br />east-wcst approximately 600 feet south of County Road C-2. This subbasin <br />drains directly inco Langton Lake by overland flow and/or local storm sewer <br />systems. Redevelopment is not proposed for this area and existing topography <br />is noc conducive for the redirection of runoff inco a regional pond. Therefore, <br />no storm d..r:ainage improvements are proposed for this subbasin. <br /> <br />The north central drainage subbasin includes approximately 18.0 acres of land <br />located west and southwest of Langton Lake that currencly drains directly into <br />the lake by overland flow. Approximately 6.0 a.cres of this subbasin located <br />adjacent to the western shore ofLangcon Lake is dedicated as Cicy parkland. Ie <br />is recommended that runoff from the remaining area (the eastern portions of <br />parcels 7 and 8) be directed to the existing uc:acm.ent ponds located on the <br />southeast shore of Langton Lake. It is estimated that the redevelopment of <br />these parcels would require approximately 1.5 acre-feet of permanent pool <br />volume to meet NURP criteria. Minimal modifications to the existing ponds <br />would achieve the additional volume required for chis subbasin. <br /> <br />The southeastern drainage subbasin includes a.pproximately 68 a.crc:s of land <br />located within the study area and 20 acres of indusuial land located south of <br />Councy Road C. Run off from this subbasin is colleCted by existing trunk <br />storm sewer located along County Road C and Arthur Sueet and interior storm <br />sewer located becwec:n Parcels 12, 13, 14 and 15.
