Altemarive C also minimizes impacts on the <br />Hyman property and it creates only a very small triangular parcel <br />remnant north of che Parkway. bur it does resWt in a much more <br />curvilinear -Parkway configuration. <br /> <br />d. Parkway Alignment D. Alternacivr: 0 creates no pared remnants <br />north of the Parkway, but it creates a remnant suip south of the <br />Parkway. next to the existing Twin L.akes Corporate Center. and it has <br />a much more significant impact on the Hynun property. <br /> <br />Parkway Alignment B provides the optimum combination of minimized <br />impacts on the Hyman property, a reasonably straight Parkwayalignmenc. <br />and the creation of the: relacively small pared remnant nonh of the <br />Parkway and. therefore, is recommended as the prefem:d alignment option. <br /> <br />J <br /> <br />In terms of minimizing impacts on the: Indianhcad property and creating <br />the largest redevelopment pared south of the Parkwzy, Alignment C would <br />be the preferred option. In Option C, the final pared. assuming the <br />vacated Prior Avenue and Mount Ridge Road rights-of-way were added to <br />the remaining Indianhead parcel. would be as large: (approximately <br />446.000 S.F.), or slightly larger than the original parcel (approximately <br />432,000 S.F.). PARKWAY STAGING <br /> <br />Because of redevelopment opportUnities. right-of-way availability. or funding <br />limitations. the implementation of the Twin Lakes Parkway may need to be <br />staged. Figure 6 illustratcs four staging and sequencing options. <br /> <br />1. Stage 1. Construct the Twin Lakes Parkway bc:twc:en Clc:vdand Avenue <br />and Arthur Sttc:ct. <br /> <br />2. Stage 2. In Stage 2. the Twin Lakes Parkway would be completed between <br />the end of the: existing Arthur Street and the Parkway link-up at; Fairvic:w <br />Avenue. This would allow the redc:vdopmc:nt of the parcd.s along the <br />Stage 2 segment of the: Parkway. <br /> <br />3. Stage 3. Stage 3 would consist of reconstruction of a part of Arthur Succt <br />and completion of me: Twin Lakes Parkway west of Fairvic:w Avenue.
