<br />, <br />. <br /> <br />6. The size of a storage/tool/garden shed shall be limited to a maximum area of <br />120 square feet, a maximum height of 12 feet, and shall match the principal <br />residential structure in exterior color and/or material. <br /> <br />7. Accessory buildings shall not exceed one story or fifteen feet (15') in height and <br />the wall height shall not exceed nine feet (9') in height. The overall height of an <br />accessory building shall not exceed the overall height of the principal <br />residential structure on the parcel. (Building height is as defined in the <br />Minnesota State Building Code - the vertical distance between the highest <br />adjoining ground level at the building and the highest point of a flat roof or <br />average height of the highest gable of a pitched root) <br /> <br />8. Any accessory building capable of storing one or more motorized vehicles shall <br />be provided with a hard-surfaced driveway to an adjacent public street, unless <br />the primary purpose of the building is for equipment, materials, or non-vehicle <br />storage. <br /> <br />9. In-ground Garages. Where the natural grade of a lot at the building line of a <br />house is eight feet (8') or more above the established curb level an accessory <br />building for vehicle storage (garage) may be erected within any yard, provided <br />that one-half (1/2) of the height or more is below grade level. Such an accessory <br />building shall be set back a minimum of twenty feet (20') from any right-of-way. <br /> <br />10. The exterior color, design, and/or materials of an accessory building shall be <br />similar to the principal residential structure. Corrugated metal siding and <br />corrugated metal roofs shall be prohibited. <br /> <br />11. The overall area of attached garage space and detached accessory building <br />space shall not exceed the floor area of the main level of the principal <br />residential structure on the property. <br /> <br />12. The size of an accessory building may be increased from 864 square feet to a <br />maximum size of 1008 square feet after a public hearing and approval of a <br />conditional use permit in accordance with Section 1013.01 of the City Code, <br />provided all other applicable provisions of this Section are met. Conditions <br />may be attached to the permit to mitigate the impact on adjacent properties, <br />including, but not limited to increased setbacks, landscape screening, <br />architectural color and detail requirements, drainage provisions, and limiting <br />additional exterior storage. <br /> <br />13. Including accessory structures, principle structures, pavement surfaces, and <br />concrete surfaces, the total impervious surface on each residential lot shall not <br />exceed 30%. <br /> <br />14. Accessory buildings in residential districts other than R-l and R-2 districts <br />shall be placed in rear yards, and shall meet the same setback. height, and <br />exterior finish regulations as a principal structure for the zoning district in <br />which it is located, in addition to these requirements. <br /> <br />15. A building permit shall be required for all accessory buildings and <br />storage/tool/garden sheds. Applications for said building permits shall include <br />a roof and surface drainage plan, building elevations, and a site plan. <br /> <br />Ordinance 1214 - Page 2 of3 <br />
