<br />~ <br /> <br />ALTERNATIVE A <br /> <br />1004.01 <br /> <br />Accessory structures, residential districts and purposes. The <br />establishment and/or construction of accessory structures located in <br />residential zoning districts or property located in other zoning districts <br />used for residential purposes shall conform to the following: <br /> <br />1. An accessory building shall be considered an integral part of the <br />principal building if it is connected to the principal building by a <br />covered and enclosed passageway. <br /> <br />2. No detached residential accessory building or structure shall be <br />erected or located within any required yard other than a rear yard; <br />such accessory building or structure shall not exceed one (1) story <br />over fifteen (15) feet in height nor exceed a wall height of nine (9) <br />feet nor occupy more than twenty-five (25) per cent of the area of <br />any rear yard. <br /> <br />3. The maximum size of a residential accessory building or structure <br />may not exceed eight hundred sixty-four (864) square feet per <br />accessory structure in districts zoned R-1 single-family residential, <br />R-2 single-, two-, three-, and four-family residential or used for such <br />purposes. <br /> <br />4. A residential detached accessory building or structure may only <br />exceed 864 square feet, to a maximum of 1,000 square feet after <br />approval of a conditional use permit on property zoned or used as <br />single-, two-, three- or four-family residential. <br /> <br />5. Each parcel, lot or tract zoned or used for single-, two-, three- or <br />four-family residential use shall be limited to two (2) detached <br />accessory structures, with no more than one (1) in excess of one <br />hundred twenty (120) square feet. <br /> <br />6. Corrugated metal exterior finish in excess of one hundred twenty <br />(120) square feet in size shall be permitted as a conditional use. <br /> <br />7. Within residential districts, accessory buildings and structures shall <br />not be less than sixty (60) feet from the front property lines; nor <br />less than thirty (30) feet from a side street line; not less than five (5) <br />feet from a side yard or rear yard lot line; and not less than six (6) <br />feet from another building on the same lot. <br />
