<br />PUBLIC HEARING NOTICE <br /> <br />TO WHOM IT MAY CONCERN: <br /> <br />Notice is hereby given that the Planning Commission of the City of Roseville will meet at Roseville <br />City Hall, 2660 Civic Center Drive, on Wednesday, August 12, 1998,6:30 p.m., for the purpose of <br />considering the following requests: <br /> <br />Planning File 2969: The City of Roseville is proposing text amendments to Section 1004.01G of <br />the City Code to update and clarify the City's regulations regarding home occupations and home- <br />based business. The amendments as proposed will require the business to be secondary to the <br />residential use of the property, allow one non-resident employee, prohibit exterior displays or <br />storage related to the business, and address off-street parking issues. The intent of the proposed <br />modifications is to address the current needs of home-based businesses, while protecting the <br />community's residential areas from inappropriate commercial uses. <br /> <br />Planning File 3023: The City of Roseville is proposing a text amendment to Section 1004.01A of <br />the City Code (Accessory Buildings). The proposed amendments will clarify the City's regulations <br />regarding the number, size, location, height and appearance of accessory buildings in residential <br />zoning districts. The intent of the proposed modifications is to address the needs of Roseville <br />residents for storage space in detached garages and garden sheds, while protecting the residential <br />areas of the community from excessively large and obtrusive accessory buildings. <br /> <br />Planning File 3029: David M. Johnson, Suburban True Value Hardware, is requesting a variance <br />to reduce the rear yard setback to 3' and the side yard setback to 4.5' for the purpose of <br />constructing an addition to an existing building and a variance to reduce the setback of a pylon sign <br />to 5' for the purpose of replacing a pylon sign at 1930 Lexington Avenue North. The legal <br />description of property is: The South 183' of the West 150' of that part of the South Half of the <br />Southwest Quarter of the Southwest Quarter of the Northwest Quarter of Section 14, Township 29, <br />Range 23, Ramsey County, MN, lying East of Lexington Avenue, subject to RoselawnAvenue and <br />easements of record (PIN 142923230066). <br /> <br />Planning File 3036: John and Monell Jakel are requesting variances to reduce the front yard <br />setback of an accessory building to 13 feet and increase the coverage of the required rear yard from <br />25% to 38.4% for the purpose of constructing a 24' x 36' (864sf) garage at 3170 West Owasso <br />Boulevard. The legal description of the property is: Lot 3, Lake Owasso Park (PIN 022923110003). <br /> <br />Planning File 3047: The City of Roseville is proposing text amendments to Section 1 013.02C of <br />the City Code (Minor Variances) and Section 1012.02 of the City Code (Required Yards and Open <br />Spaces). The amendments as proposed will clarify the procedures for minor variances and create <br />standards for issuance of a setback permit. The intent of the proposed modifications is to <br />encourage residents to upgrade and improve their properties, while maintaining the overall <br />character of the community. <br /> <br />Planning File 3052: Lexington Plaza LLC is requesting variances to reduce the front yard setback <br />to 5' along Lexington Avenue, increase the area to 200 square feet, and increase the height to 30' <br />for the purpose of constructing a pylon sign at 1698 - 1752 Lexington Avenue North. The legal <br />description of the property is: Part of the West Half of the Southwest Quarter of the Southwest <br />Quarter of Section 14, Township 29, Range 23 (PIN 142923330065). <br />
