We concur with that <br />assessment for the following reasons: <br /> <br />1. Senior housing typically adds a minimal traffic impact. <br />2. Senior housing would buffer the neighborhood from commercial <br />activity along Snelling Avenue. <br />3. Residents of the neighborhood may eventually move to this senior <br />housing. <br />4. Seniors typically like to locate next to groc.ery stores, residential <br />neighborhoods, and public parks', <br /> <br />1 have spoken directly with Frank Rog. the owner of King's Court, and he <br />indicated that he would be interested in selling his facility to us for a senior housing <br />development. He wants to do something that would benefit the neighborhood, provided <br />that he is paid a Fair Market price for his propeny. I also spoke with Bob Moder, the <br />broker for the Knights of Columbus property, and he indicated that they would be <br />interested in selling the far western portion ofthe property (adjacent to King's Court) <br />provided that the Knights of Columbus still has adequate parking for it's Bingo guests. <br /> <br />Depending upon how much land is ultimately available on the western portion of <br />this site, we believe a senior development of 40-60 units wou1d be physically feasible.
