Our review of the original plan was made and summarized
in a March 5, 1997 letter.

It appears that many of the comments that we made in the March letter were reviewed by the
applicant and some adjustments made where possible. As an example, the south parking aisle was
increased in width from 2 I feet to 24 feet which should make it adequate for two-way traffic. The
downside of this change is that the sidewalk on the south side of the building was reduced in width
iTom 5 feet to 3 feet. An overhanging vehicle can render the sidewalk somewhat impassable. This
can be corrected by having area primarily for employees, increasing the sidewalk width to 5 feet, or
modifying the parking stall by placement of a wheel chock or curb.

The circulation for trucks has also been improved significantly. Several of the radii on the islands
have been modified to pennit easier flow around them. The driveway between the Tire Warehouse
and the Knights of Columbus area has been increased significantly in width. Trucks will have still
have to backup to the loading dock and backup to or iTom the trash dumpster. However, this at the
far end of the parking area and should have a minimum amount of conflicting flow and very few
customers.

The door at the back of the building has been changed from a narrow entrance leading to a 24 foot
aisle to an opening to a north-south aisle. This will help flow of traffic out of the building.

SHORT ELLIOTT
HENDRICKSON INC.

MINNEAPOLIS, MN

Sf CLOUD, MN

CHIPPEWA FALLS, WI

MADISON, WI

LAKE COUNTY, IN

EOUAL OPPORTiJNITY EMPLOYER
