The <br />property is located in a B-2 Retail Business District, and the Comprehensive Plan <br />identifies this property as Business. Adjacent land uses include a town home <br />development to the east and commercial uses to the north, south, and west. <br /> <br />2.2 Mr. Johnson is requesting a variance from Section 1005.01 (A) of the City Code to <br />reduce the rear yard setback to 3 feet and the side yard setback to 4.5 feet for the <br />purpose of constructing a 75' x 25' (1,875 square feet) addition to an existing 4,625 <br />square foot building (6,500 square feet total with addition). The addition will be <br />constructed within established building lines. The existing building is an L-shape <br />building, which is classified as a non-conforming structure because it does not meet <br />the required setbacks.
