On <br />June 15th, staff met at the site with Mr. Ness, his neighbor (Lorraine Diehl) and two <br />of Mrs. Diehl's family members to discuss the request. Mr. Ness staked the location <br />of the proposed driveway expansion and Mrs. Diehl consented to the location as <br />proposed (less than one foot from the property line). <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Mark Ness owns a home a 1433 Skillman Avenue West. The property is zoned R-1 <br />Single Family Residential and adjacent land uses are single family residential to the <br />north, south, east, and west. <br /> <br />2.2 Mr. Nes~ is requesting a variance from Section 703.04(8)(9), City Code, to reduce <br />the setback of a driveway/parking area to less than five feet in order to widen an <br />existing driveway. The existing 11 foot wide driveway on the property is in need <br />of replacement. As the property only has a single car garage, Mr. Ness would like <br />to widen the driveway by 5.5 feet to provide space for a vehicle to be parked in the <br />driveway without completely blocking the garage door. The lot is only 76.7 feet in <br />width and the garage is located 5.5 feet from the side property line; therefore, there <br />is not adequate space to install a parking space on the side of the garage or for a <br />driveway extension to access the rear yard. The substandard width of the lot <br />and the location of the house on the property creates a physical hardshipJ <br />while the single car garage presents a practical difficulty for the applicant. <br />There is no location on the property to create an additional parking space <br />without a variance. <br /> <br />PF 3030 - RCA (06122/98) - Page 1 of 3 <br />
