The property is <br />zoned R-1 Single Family Residential and adjacent land uses are single family <br />residential to the north, south, east, and west. <br /> <br />2.2 Mr. Johnson is requesting a variance from Section 703.04(8)(9), City Code, to <br />reduce the setback of a driveway to less than five feet in order to replace an <br />existing driveway/parking area. There is a 12 foot wide driveway on the property <br />with a nine foot wide parking area on the side of the driveway. This parking area, <br />which has been in place for approximately 30 years, also extends along the side of <br />the single car garage. Earlier this spring, Mr. Johnson decided to replace the <br />existing parking pad, which was a combination of several materials (blacktop, <br />cement, and river rock.) with a concrete driveway. Unfortunately, the contractor he <br />hired did not obtain a building permit prior to undertaking the concrete work and the <br />project was completed without a permit. When Mr. Johnson was informed of this <br />oversight, he applied for a variance as well as a building permit for the concrete <br />work. This parking area provides space for Mr. Johnson's second vehicle and <br />keeps the vehicle off of the street. Since the garage is only 10 feet from the <br />property line, a variance would be needed for either a parking pad or for a driveway <br />extension to access the rear yard. The location of the house on the property <br />creates a physical hardship, while the single car garage presents a practical <br />difficulty for the applicant. <br /> <br />PF#3031 - RCA (06/08/98) - Page 1 of 3 <br />
