The property is zoned <br />R-1 Single Family Residential and adjacent land uses are Central Park to the north <br />and single family residential to the east, west, and south. <br /> <br />2.2 Ms. Weber is requesting a variance from Section 1004.02(0)(4), City Code, to <br />reduce the front yard setback to 27 feet for the purpose of constructing a seven foot <br />addition to an attached single stall garage. The existing garage is 15 feet in width <br />and provides storage for one vehicle. The seven foot addition will increase the <br />width of the garage to 22 feet and provide storage for a second vehicle. The house <br />is located on a corner lot; however, the right-of-way on the east side of the parcel <br />is an unimproved right-of-way (extension of Grotto Street). Since this right-of-way <br />contains a pathway into Central Park, it is doubtful that a standard roadway wi II ever <br />be constructed within the right-of-way. The location of the property on a comer <br />and the location of the house on the property create a physical hardship, <br />while the single car garage presents a practical difficulty for the applicant. <br /> <br />2.3 It is also the policy of the City of Roseville to issue minor variances when there is <br />a hardship or practical difficulty, provided the property is located in an R-1, Single <br />Family Residential District, and used for residential purposes. <br /> <br />PF#3035 - RCA (06/08/98) - Page 1 of 3 <br />
