<br />1010.16: REQUIREMENTS FOR SITE PLAN REVIEW: <br />A. New Construction: For all new construction in all zoning districts except R-l and R-2, a site <br />plan must be submitted for review by the Development Review Committee. The required <br />plans submissions and level of detail shall be in accordance with the City's Development <br />Review Procedures Manual. <br /> <br />B. Repairs, Remodeling And Additions: A site plan review is also required for all repairs, <br />remodeling and additions if the construction involved increases the overall size of the <br />building by ten percent (10%) or in the event that the construction increases the assessor's <br />market value by over twenty percent (20%). (Ord. 1083, 1-14-1991) <br /> <br />1010.17: EXCEPTIONS FOR CONSTRUCTION INVOLVING LESS THAN <br />A FIFTY PERCENT INCREASE IN SIZE OF BUILDINGS: <br />All construction which repairs, remodels or alters a building between ten percent (10%) and fifty <br />percent (50%) of its size shall not be required to meet all of the criteria of Sections 1010.01 <br />through 1010.14 of this Chapter. A percentage of building expansion between ten percent (10%) <br />and fifty percent (50%) and/or a monetary improvement between twenty percent (20%) and fifty <br />percent (50%) would require a proportional level of improvement to be consistent with said <br />Sections 1010.01 through 1010.14 of this Chapter. This proportional requirement will be <br />determined by the Development Review Committee subject to appeal to the City Council. The <br />City Council may refer such an appeal to the Planning Commission for their review and <br />recommendation. (Ord. 1083, 1-14-1991) <br />
