<br />Roseville Senior Housing Market Feasibility Report <br />Key Findings <br /> <br />The City of Roseville conducted a senior housing market feasibility study in the <br />summer of 1998. The following were key findings revealed from the research provided <br />by Patricia McCullough with HP&MR. A full copy of the senior study is available at the <br />Roseville Community Development Department. <br /> <br />. Only 22 percent Roseville residents live in designated senior housing in Roseville. <br />The remaining 78 percent of the senior came from outside of Roseville. <br /> <br />. There is a larger percentage (19.2 percent) of seniors in Roseville than the state <br />average (13.1 percent). The senior population is expected to continue to grow <br />slightly in Roseville by 100 persons from 6,463 persons in 1998 to 6,573 persons in <br />2003. <br /> <br />. Roseville seniors are slightly more affluent than seniors in the surrounding <br />communities, including St. Paul. As an example, 81.4 percent of Roseville seniors <br />between the age of 65-74 have annual incomes greater than $20,000 compared with <br />74.9 percent in the surrounding communities and only 47.7 percent in St. Paul. <br /> <br />. There is a high occupancy rate in existing Roseville senior housing complexes. <br /> <br />Nursing Homes: 89.5 percent <br />Assisted Living: 98 percent <br />Independent Congregate Facilities: 95 percent owner occupied and 99 <br />percent rental units. <br /> <br />. Focus group discussions revealed the following: <br /> <br />There is a need for more affordable ($120,000 purchase price or $600- <br />$900 rent per month) senior housing for Roseville seniors. <br />Roseville is a desirable location for seniors to live because it is safe and <br />close to shopping. <br />Living next to their church is often important. <br />The availability of public transportation is important. <br /> <br />.
