<br />Request For City Council Action <br /> <br />Date: 03/22/99 <br />Item No: <br /> <br />Department Approval: Manager Approved: Agenda Section: <br />Land Use <br />Item Description: PRINCE OF PEACE ALTERNATIVES FOR CONCEPT PUD (PF3049) <br /> <br />Background: <br /> <br />On January 25, 1999, the City Council approved, at the developer's request, a 60 day <br />extension to the review period for the concept PUD and the Comprehensive Plan change to <br />high density. A decision on the concept PUD or the time extension was anticipated to occur <br />on March 27, 1999. <br /> <br />Pastor Vern Rice and members of the Prince of Peace development team will be present at the <br />March 22nd Council meeting to report on design progress for the adjoining Lloyd Huberty 2.09 <br />acre single family R-1 site. A number Qf alternatives have been identified: <br /> <br />1. Detached 56 unit Senior Housing Building (original proposal) along northwest side <br />of the church. <br /> <br />1.1 (from March 16) A tiered 56 unit senior building and townhouses located <br />along the east and south property line. <br />1.2 (from March 16) a tiered 56 unit senior "L" shaped building located off the <br />northwest corner of the church. <br />2. Attached-to-church Senior Housing along east and north side of church. <br /> <br />3. Townhomes (approximately 20 units) for seniors. <br /> <br />4. No new buildings, city purchase, add City parking space, with pathways into park. <br /> <br />5. Do nothing and allow private sector to develop Huberty property. Staff has <br />received inquiries about subdivision for single family lots (4 to 6 lots) or rezone for <br />town homes (12-14 units). <br /> <br />6. Since the 60 day review and decision deadline is March 27,1999, (once extended <br />at the request of the applicant), approve a 60 day extension for time to review the <br />new alternative designs and to send selected designs back to the Planning <br />Commission for an additional Concept PUD land use hearing, to be scheduled for <br />April 14, 1999. <br /> <br />The original staff report and Planning Commission recommendation for this case is also <br />attached. <br /> <br />3 <br />
