The proposed addition will be on the <br />roadway side of the structure and will not reduce the setback of the <br />structure from the ordinary high water level of McCarrons Lake. <br /> <br />3) The property was granted a variance from the front yard setback <br />requirements in 1969 for the purpose of constructing the house in <br />its current location. The proposed addition will not extend beyond <br />the established building setback of 27.5 feet from the southern <br />edge of the South McCarrons Boulevard right-of-way. <br /> <br />4) The substandard size of the parcel creates a physical hardship for <br />the applicant. The applicant's need for an accessible bedroom and <br />bathroom on the main floor creates a practical difficulty. <br /> <br />5) The proposed variance is in harmony with the general purpose and <br />intent of the Citys Comprehensive Plan and Title 10 of the City <br />Code (Zoning). The proposed addition will not extend beyond the <br />established building line along South McCarrons Boulevard or <br />reduce the setback of the structure from the ordinary high water <br />level of McCarrons Lake. <br /> <br />6) The proposed variance, if granted, will not adversely affect the <br />public health, safety, or general welfare. <br /> <br />Motion carried 6-0. <br />Ayes: Mulder, Olson, Wilke, Rhody, Klausing, Harms <br />Nays: None <br />
