Roseville and the 35W Corridor Coalition <br />Communities have seen a tremendous increase in senior population from 1990-1999. <br />(Refer to senior population map in Attachment F). According to the study and <br />supported by the most recent growth in senior population, there is a demand for <br />additional 1 ,100 units of senior housing. <br /> <br />With the large percentage of multifamily units in the area, the proposed project will <br />provide the basis for future redevelopment and a system of connections between <br />existing and new housing, essential services and employment through 1ransit linkages <br />and public pathways. <br /> <br />1 O. Project Elements <br /> <br />This proposal will: <br /> <br />1. Create 120 new senior market rate housing units, including 10 <br />senior units reserved for Hollman applicants. The project is <br />cU1Tently structured as a leasehold cooperative which has been <br />an option that seniors are finding attractive. <br /> <br />2. Create 9,000.s.f. intergenerational neighborhood <br />center/community rooms and 3,500 s.f. private education <br />space. <br /> <br />. 3. Create 17,500 s.f. mixed use lease space (senior support <br />business, office, medical services and/or private educational <br />. .space). <br /> <br />4. Create 40,000 s.f. of neighborhood retail space. <br /> <br />5. Establish a neighborhood mini-transit hub supported by the <br />Roseville Circulator. <br /> <br />6. Provide an incentive for new young family ownership within <br />the community by providing up to 10 subsidized Itbuy down <br />and renovationlt packages for housing being sold by seniors. <br /> <br />7. Create a pedestrian friendly, new neighborhood pathways and <br />mixed use opportunity to reduce incidental trip generation <br />beyond the neighborhood. <br /> <br />Page 4 <br />
