<br />, . <br /> <br />2.0 PROJECT BACKGROUND <br /> <br />2.1 SuperAmerica purchased the existing 2,014 s.f. facility at Hamline Avenue and Terrace <br />Drive in 1975 and remodeled that gas/service station into the facility that exists today. <br />The current structure is surrounded by bituminous asphalt, parking, drive lanes and six <br />(6) gas service pumps located under the canopy/island area (east). There are grass strips <br />] 0 feet in width on both the north and west property lines and small grass areas adjacent <br />the four (4) ingress/egress points. Due to its age, current floor plan, site layout and <br />access/gas service area, Speedway SuperAmerica has decided to redevelop the site with a <br />new / 867 s.f. structure and gas service ishnd area. The site redevelopment does not <br />include the gas tanks that have been recently replaced to meet current EP A standards. <br /> <br />2.2 The lot is ] 50 feet in width by 173 feet in depth or 25,950 s.f. in size, and is a small but <br />workable redevelopment site for a gas/convenience store. Parking for a facility is required <br />at four (4) spaces plus one (1) space for every ]50 square feet of floor space devoted to <br />retail sales (Section 1005.01 D2K) or IS ofT-street parking spaces based on proposed <br />1,667 s.f. retail area. The site plan indicates 21 off-street parking spaces including eight <br />(8) within the gas pump island area. It will be similar in design to that of the <br />facility constructed in Saint Paul at Snelling A venue and Ford Parkway and of a light <br />colored brick similar to that of a facility constructed in Saint Paul south of Interstate 94 <br />along Lexington A venue (pictures attached). The redevelopment will eliminate two of the <br />current access points, shifting the two remaining access points to the western (on Terrace <br />Drive) and southern (on Hamline Avenue) portions of the site. Landscaping will be <br />provided in all open green areas and a sidewalk will be constructed along Hamline <br />Avenue. The canopy/gas service area will be relocated from the Hamline Avenue side of <br />the existing site to the center of the lot and offset from the intersection of Hamline <br />A venue and Terrace Drive. <br /> <br />PF3073 - RPCA (04/14/99) - Page 2 of 5 <br />
