Super America has been a
good neighbor in the past but we have a few concerns about what sounds like expansion.

. Will the apartment lawn property South of the existing Super America remain an
undeveloped barrier to properties on Judith Ave? We have serious concerns about
any development that would eliminate or reduce that property barrier. It is
likely the new development would operate 24-hours daily. Bright lights and traffic
would be a nuisance if the current property barrier was altered. The natural barriers
created by open space, existing plants and hedges are important. A minimum space
requirement for homes that face directly at the facility is essential. If the development
included property South to the Hamline Judith intersection, it would virtually place
Super America in the ITont yards of Judith Ave homeowners. We would experience
substantial loss of residential property value and be subject to 24-hour nuisance
lighting and traffic.

. Does the plan include the use of any privacy fencing? The neighbors should approve
any barriers and fencing.

. It would be crucial to avoid any entrance or exit traffic pattern onto Judith Ave.

. Is it possible to insure that lighting is positioned so it would not aim directly at homes
on Judith Ave?

. Is it possible the new development could face the commercial Hamline Center rather
than Hamline Ave? This would help divert traffic and avoid lighting concerns for the
residents.

I~c;r~r' 11)~.
B3r~~ith Medved
medved@prodigy.net

...
