Super America has been a <br />good neighbor in the past but we have a few concerns about what sounds like expansion, <br /> <br />. Will the apartment lawn property South of the existing Super America remain an <br />undeveloped barrier to properties on Judith Ave? We have serious concerns about <br />any development that would eliminate or reduce that property barrier. It is <br />likely the new development would operate 24-hours daily. Bright lights and traffic <br />would be a nuisance if the current property barrier was altered. The natural barriers <br />created by open space, existing plants and hedges are important. A minimum space <br />requirement for homes that face directly at the facility is essential. If the development <br />included property South to the Hamline Judith intersection, it would virtually place <br />Super America in the front yards of Judith Ave homeowners. We would experience <br />substantial loss of residential property value and be subject to 24-hour nuisance <br />lighting and traffic. <br /> <br />. Does the plan include the use of any privacy fencing? The neighbors should approve <br />any barriers and fencing. <br /> <br />. It would be crucial to avoid any entrance or exit traffic pattern onto Judith Ave. <br /> <br />. Is it possible to insure that lighting is positioned so it would not aim directly at homes <br />on Judith Ave? <br /> <br />. Is it possible the new development could face the commercial Hamline Center rather <br />than Hamline Ave?
