<br />REQUEST FOR PLANNING COMMISSION AGION <br /> <br />DATE: 11/18/98 <br />ITEM NO: 6(a) <br /> <br /> <br />Manager Approved: Agenda Section: <br />PUBLIC HEARINGS <br /> <br />Thomas Coil request for a variance to reduce the lot width of two single <br />family residential lots from 85 feet to 64 feet for the purpose of splitting a <br />parcel at 1027 Shryer Avenue West (PF3075). <br /> <br />1.0 REQUESTED ACfION <br /> <br />1.1 Thomas Coil is requesting a variance from Section lO04.02(D) ofthe City Code to reduce <br />the width of two single family residential lots from 85 feet to 64 feet for the purpose of <br />splitting a 38,238 square foot parcel with 128.31 feet of frontage into two parcels. If the Planning Commission recommends approval of the lot width and side yard <br />setback variances, the City Council will take action on the request for variances and the <br />request for a minor subdivision. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Thomas Coil (Old Town Building Corporation) owns a parcel located at 1027 Shryer <br />Avenue West. The property is zoned R-1, Single Family Residential, and the <br />Comprehensive Plan identifies the property as Low Density Residential. All adjacent land <br />uses are single family residential.
