<br />B. The detached accessory building can be partially screened by placing appropriate <br />landscaping along the east property line, even though, the garage will be adjacent <br />a neighboring detached garage. The sides of the garage can be modified with <br />windows to minimize the mass of the west and east sides of the building. <br /> <br />C. The detached accessory structure will not have an impact on the market value of <br />contiguous property. <br /> <br />D. There appears to be no impact on general health, safety, and public welfare. <br /> <br />E. The project complies with the Comprehensive Plan designation (via the CUP and <br />variance process) as a Low Density Residential use. <br /> <br />WHEREAS, on April 3, 2002, The Roseville Planning Commission held the public <br />hearing regarding the Chierello request for a conditional use permit to construct the 896 square <br />foot accessory building and voted (5-1) to recommend approval of the conditional use permit, <br />subject to the following conditions: <br /> <br />A. A maximum of one accessory structure (detached garage) size of 32 feet wide by <br />28 feet deep or 896 square feet on the site. <br /> <br />B. A maximum impervious surface coverage for the parcel of3,015 square feet. <br /> <br />C. A minimum side and rear yard setback of five feet. <br /> <br />D. The inclusion of windows on the north/south building face. <br /> <br />F. A maximum exterior wall height of nine feet, two inches (9'2") and a maximum <br />garage door height of eight (8) feet. <br /> <br />G. A maximum building height of 15 feet to the midpoint of the roof and the <br />installation of roof trusses that are of a similar design to that of existing structure <br />contiguous to the property. <br /> <br />H. The submittal and approval by the Community Development Department of a <br />screening plan that incorporate coniferous and deciduous landscaping and/or a <br />solid wood fence on the north and west sides of the property to screen and break <br />up the mass of the structure. <br /> <br />I The accessory structure being constructed of a similar color and with similar <br />materials (vinyl) to that of the principal structure. <br /> <br />J. The use of the detached accessory building (garage) being limited to residential <br />storage and use only. <br /> <br />Page 2 of3 <br />
