I tmly feel the impact to the homeo\'vners immediately adjacent to the property
line would be enormous, It is easy to see the impact that the addition to the
hardware store bas made, much less allowing further expansion. This would for
. all practical purposes close off the entire west end of the townhome property with
a very large wall. When talking to Mr. Olson, I asked him how he would feel as a
homeo\vncr about this. He admitted that he would not like this expansion next to
his residence.

This proposed expansion will definitely have a negative effect on property values
for the surrounding home owners.

The set backs were estahlished for the purpose of protecting both business and
residential property owners, Only in the case of hardship to a property owner,
should a change be considered.

I feel that the size of the proposed building and the intended use is way too large
for the amount of land available. This is apparent in the fact that it cannot support
the amount of parking needed on its own propcliy, but must depend on another
business property for space, You can drive by Suburban Hardware on any given
day and see trucks and cars pulling trailers parked either loading or unloading
riding mowers dc, for service. The)' have no choice but to park at an angle,
taking up 2 or more parking places.

Should it be the council's decision to approve this proposed plan, what will the
future years hold for this property? The present plan is for expansion to
Cryogenics Laboratories, a retail antique store, acupuncture clinics and another
arc a yet undecided, What \Viii the practicality of this site be in future years \vith
the limited ground area available? Dennis Welsh has already stated that it is a
tight situation,

I might add that comments from the immediate surrounding property mvners
appears to be in geneml that this project is too large for the area, too close to the
property lines and biocks offtlIe openness we presently have.

~~e~Y'7 ~) ,______
~?/ 71 (~-:r_= -=-- '--- )
Lois Forsblad
1057 Harriet Lane \V.
Roseville, MN 55113

f.,
