Member Rhody asked for clarification on edition 9 and 10 of the plans. Mr.
Olson illustrated how the building moved 5 feet.

Member Egli recommended a larger space between buildings and asked for
details of the maintenance. John Olson explained a contractor would maintain
the area; the distance between businesses is necessary for fire doors. Lighting
will be included with subdued lighting. Fire exits do require safety lighting.

Chair Klausing closed the hearing.

Chair Klausing observed that this is a tough balancing act between proposals
and adjacent existing properties. He asked if changes to the east wall improved
the design.

Member Rhody noted that the Olson Lab is requesting significant changes. The
benefits to the neighborhood may be masked by fear such as improved drainage;
improved design and also the ties; traffic circulation and noise buffer from
traffic along Lexington in rush hours. He was concerned about landscaping.

Janet Olson noted the Cornerstone program is just guidelines and the proposed
setbacks are not enough; we need to retain green space.

Motion: Member Mulder moved, seconded by Member Rhody, moved to
recommend approval of the concept development plan for a 8,417 s.f. addition
to the 4,000 s.f. office and retail building planned unit development at the
northeast corner of the intersection of Lexington Avenue and Roselawn.

Ayes: 4, Mulder, Rhody, Egli, Klausing
Nays: 2, Olson, Cunningham

Motion passes: 4/2

Q:\Planning Files\3111_Boaters OutIet\Extract of Minutes from Planning Commission meeting of April 14.doc
