<br />C. A detailed landscape plan has been provided and is consistent with City Code. The <br />plan will be split into two phases, with phase one including all required material, such <br />as street trees and shrubbery along the west, north and east sides of the proposed <br />structure. Pl:.ase two will include the addition of perennial plants/flowers and <br />ornamental trees to accent the site and landscaping. A complete landscape plan s:1aH <br />be submitted with all materials, sizes, and locations shown (Exhibit~. Landscaping <br />shall be installed and maintained in accordance with the approved landscape plan. In <br />general, all areas of land not occupied by buildings, driveways, and/or parking/loading <br />areas shall be landscaped with vegetative material approved by the Community <br />Development Director. Trees and large shrubs shall not be planted over existing utility <br />lines. <br /> <br />e <br /> <br />9.7 Landscape Letter of Credit. Prior to the issuance of a building, grading, or excavation permit <br />by the DEVELOPER, the DEVELOPER shall have posted, with the CITY, a landscape letter <br />of credit or other security acceptable to the City in an amount equal to 150% of the cost of <br />all site landscaping and site restoration, in accordance with Section 101O.14E of the City <br />Code. The Community Development Director, following completion of plans shall <br />determine the specific amount of this letter of credit or other security. <br /> <br />9.8 <br /> <br />Building Height and Design. Building(s) shall be architecturally designed to have the scale <br />and massing of the adjacent residential parcels to the south and east. The building height and <br />design of the new additions and remodeled existing structure shall be as shown on the <br />approved building elevations (Exhibit~. The maximum number of stories above grade <br />for any buqding on the site shall be two stories, or a maximum height of 20 feet. <br /> <br />. <br /> <br />9.9 Building Materials. Exterior building materials shall be as shown on the approved building <br />elevations (Exhibit ~ and shall be face brick to match the existing building facade, <br />integrally colored rock faced masonry units, forest green metal soffit and fascia, and dark <br />green asphalt shingles. The color scheme for the building shall be reviewed and approved <br />by the Community Development Director prior to issuance of any building permits. <br /> <br />9.i 0 . Building Facade improvements. The exterior of the building will include windows, access <br />doors and' emergency access doors along c;.ll sides of the facade. <br /> <br />9,11 Mechanical Equipment. HV AC equipment must be located on the roof or at ground level <br />(east side) and fully screened from view of adjacent properties. <br /> <br />9.12 Mitigation of Impact on Adjacent Residential Uses. All roof top mechanical units shal: be <br />screened from view. Outdoor and exterior storage or sales display shall be prohibited. No <br />accessory buildings shall be allowed on the site. <br /> <br />9.13 Trash Handling. Trash handling shall be in accordance with Section 1010.11 of the C:ty <br />Code, which requires trash collection areas to be within the building.
