Paschke <br />City of Roseville <br />2660 Civic Center Drive <br />Roseville, MN 55113 <br /> <br />Dear Thomas: <br /> <br />In reference to the Planned Unit Development Agreement to be formulated for our property at 1944 Lexington A venue, I thank you for <br />the opportunity to bring our concerns to your attention. In reading the "Cox" draft #1219, I've made a few observations which I would <br />like to present to you. <br /> <br />Firstly, we are in the process of forming a LLC with a name to be determined within the next f~,w days, Lois 1. Olson \vil! be the sole <br />owner of this entity. Therefore, in the PUD, we will need to properly address the participants. We have a question regarding section 8.6 <br />Pedestrian Walkways. We would like clarification of the meaning of the last sentence. <br /> <br />Our main concern is section 9.2 Uses - Permitted. Apparently, when the "Cox PUD" was written, the City of Roseville Business Uses <br />and Zoning Districts document was used to determine what uses the parcel would have. The PUD was, in effect, designed to list those <br />uses which were prohibited from the site even though they were, according to the above document, permitted for a B-1. In our case, we <br />would agree with most of the prohibitions which were listed; i.e. hospitals, sanatorium, ...etc. However, it is very important to us to list <br />those uses which are permitted in our proposed building such as: <br /> <br />I. Medical or dental facilities <br />2. Antiques, handicrafts <br />3. China and glassware <br />4. Gift shops <br />5. Laboratories, medical & dental research and testing <br />6. Medical and dental services <br />7. Offices, business and professional <br />8, Physical culture and health services <br /> <br />As you are aware, the reason for our anticipated expansion is to increase our laboratory space and to develop a retail shop area. We would <br />ask that the above uses be included in the PUD in order to erase any doubt at to the present and future plans for the building. Without <br />these assurances, it would not be in our best interests to bring our plans to fruition, <br /> <br />I hope I've presented our concerns in this letter.
