<br />__ __________m__ <br /> <br />- ----- -------------- <br /> <br />3.3 The Cryogenic development proposal calls for two additions to occur on the parcel. The <br />first is a 1,600 square foot retail addition to be constructed on the front (west) of the <br />existing Cryogenic facility. The second is 2,916 square foot addition (reduced from <br />7,462 and 6,817 square feet respectively) onto the rear (east) of the existing Cryogenic <br />facility. This proposed expansion and 4,000 square foot renovation would create a <br />structure 8,516 square feet in size encompassing Cryogenic Laboratories and <br />Recollections an antique shop. <br /> <br />3.4 The proposed alternative concept (May 10, 1999) development plan includes the <br />following: <br />The building will be a single story structure. <br />The gross square footage to be added has been reduced to 4,516 s.f. <br />East setback has been revised from 3 to 5 feet from the property line. <br />The proposal calls for a 60 foot separation between the rear addition and the <br />Suburban Hardware structure. <br />The structure will have a red brick and rock-faced block facade, with a gable roof and <br />green asphalt shingles. The brick will bc similar to the existing brick. <br />The front addition (facade) will be the same design as the previous proposal with <br />windows and entry doors. The rear addition (facade) will include east facing <br />windows due to the area being utilized as office space. <br />The entry door for Cryogenic will occur on the south side of the existing building. <br />Landscaping will be provided throughout the site and occur entirely on the applicant's <br />property. <br />A fence will be placed between Suburban Hardware and Cryogenic Laboratories <br />along the east edge of the parking lot. <br />The turret/tower has been eliminated. <br />The liquid nitrogen tank and trash dumpster will be fully enclosed behind a brick wall <br />on the north side of the building. <br /> <br />3.5 Due to timing issues, the alternative plan will no be available until the Monday, May 10 <br />meeting, Cryogenic Laboratories, after a brief presentation by staff, will be presenting <br />the revised concept alternative site plans, materials, and elevations for Council <br />consideration. Attached is the staff sketch of the proposed concept alternative site plan. <br /> <br />4.0 STAFF COMMENTS & FINDINGS <br /> <br />4.1 Section 1008 of the City Code outlines the requirements and procedures for a planned <br />unit development. Under the requirements of a concept submittal general designs and <br />references are required. Upon approval of the City Council, final development plans are <br />created and submitted to staff for review and comment. These plans would include the <br />specifics of the sites grading, utility, and drainage, landscaping, building elevations, <br />lighting, and signage. Due to cost factors associated with final design plans, a concept <br />plan has not been required to submit detailed plans prior to Council action on the concept <br />plan proposal. <br /> <br />PF3077 - RCA (05-10-99) - Page 3 of6 <br />
