<br />" <br /> <br />" . ~ ~ ~-aJ. ff <br />*'J' ~~J;r} I;;'/' <br />~~~4" )~"/ <br />J; I'A~ ~ <br /> <br />s-l \~::,F e art ent Approval: <br /> <br />V/. <br />vi <br /> <br />, <br /> <br />REQUEST FOR COUNCil ACTION <br />DATE: 11/09/98 <br />ITEM NO: C-2 <br /> <br /> <br />Mjlnager Approved: Agenda Section: <br />.~ c:Pd CONSENT <br /> <br />Independent School District No. 623 and Mark Foreman request for a minor <br />subdivision to allow the transfer of property from the parcel north of 2774 <br />Dale Street North to 2774 Dale Street North (PF3085). <br /> <br />1.0 REQU ESTEO ACTION <br /> <br />1.1 Independent School District No. 623 and Mark Foreman are requesting a minor <br />subdivision to transfer a 3 foot wide by 124.91 foot deep parcel from the School District <br />parcel north of 2744 Dale Street North to the Foreman parcel at 2774 Dale Street North. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Independent School District No. 623 owns the parcel north of2774 Dale Street North and <br />Mark Foreman owns the parcel at 2774 Dale Street North, Both properties are zoned R-l <br />Single Family Residential and all adjacent land uses are single family residential. The <br />School District parcel is vacant and the Foreman parcel is occupied by a single family <br />residence. <br /> <br />2.2 The School District and Mr. Foreman are requesting a minor subdivision to allow the <br />division of one parcel ofrecord (parcel north of 2774 Dale Street North) in order to permit <br />the adding of the southern three feet of the parcel to the abutting parcel at 2774 Dale <br />Street. A sketch plan of the recombination as well as legal descriptions for both parcels <br />were submitted in conjunction with the request. The two resulting parcels will meet the <br />minimum width, depth, and lot area for parcels in an R-1 zoning district. The <br />. recombination will not create .any non-Gonformifig structures or driveways. In addition, <br />the recombination will bring Mr. Foreman's porch on the north side of his home into <br />compliance with the setback requirements of Section 1012,02(B) ofthe City Code. <br /> <br />2.3 Section 1l04.04B, City Code, outlines the procedure for a recombination type of minor <br />subdivision. No hearing or Planning Commission review is necessary. If the request is <br />approved, the certificate of survey is approved by the City Manager and Community <br />Development Director and then recorded with the Ramsey County Recorder. <br /> <br />3.0 SUGGESTED ACTION <br /> <br />3.1 By motion, approve Independent School District No. 623 and Mark Foreman's fequest fOf <br />a minor subdivision to transfer property from the parcel 3092 Fairview Avenue to 3080 <br />Fairview Avenue. <br /> <br />Attachments: site location map; proposed recombination; letter requesting lot split; application for lot split. <br />60-day Time Limit: application submitted on October 20,1998; decision deadline is December 18, 1998. <br />Prepared by: Kim L.
