Several reasons arguably justifY the variance <br />request. <br /> <br />The home is a cunent rambler style, finished on l!1t floor and basement. The 1 lit <br />floor square footage is 1937 feet, which is an average to below average size. The master <br />bedroom is on the first Hoor for retirement appeal, all other bedrooms are in the lower <br />level to minimize total house size. The third stall garage has been a standard feature for <br />over 10 years, which also adds to the footage. Installing a two-car garage today is not a <br />good idea. <br /> <br />The garage is being placed further back on the lot rather than the front, adding <br />additional driveway footage. The lot is quite high so the garage can not be moved <br />forward, a longer driveway will help negotiate the higher garage elevation. The home fits <br />nicely in the neighborhood. Ramblers have timeless appeal in appearance and <br />functionality. <br /> <br />An example of a house that might be under the ratio is a two-story house with a <br />tuck-under double garage closer to the tront of the lot.
