Reidemann - Sketch Plan of Proposed Townhomes located at 185 <br />McCarrons Street (PF#3088) <br /> <br />Manager Approval: <br /> <br /> <br />1.0 Requested Action <br /> <br />1.1 Ms. Rae Reidemann ownes a 27,870 s.f. lot in an R-l zone at 185 McCarrons Street. She <br />would like to rezone and redevelop the her single family lot located from 1 single family <br />detached home to 4 to 6 townhomes/condos. The application states that this proposal may <br />require removal of the existing single family structure. The new structure would have a <br />minimum of 4 and a maximum of 6 new dwelling units, each with 2,500 s.f. of space, <br />including a 2 car garage. Each unit would have a separate lot and utilities. A change in the <br />Comprehensive Plan and City Zoning for the site would be necessary. Ms. Reidemann seeks <br />direction from the Planning Commission. <br /> <br />2.0 Background <br /> <br />2.1 Ms. Reidemann. has evaluated the existing 60+ year old, 2,500 s.f. home and found that the <br />lot would be better served with attached, owner occupied housing units. She has owned the <br />site since 1993. Ms. Reidemann states that the proposed market for the units is legislators <br />or government employees at the Capitol, in St. Paul. or others. She notes that there are <br />similar very successful units nearby on Shady Beach. <br /> <br />2.2 The lot on which this building is located is 111.76 feet wide by 250 feet in depth (27,870 <br />s.f.). This is a small but workable site for a small housing project. The coverage ofthe site <br />can be no more than 30% or 8,425 s.f. of impervious lot coverage including driveway <br />surfaces and garages. A detailed site plan will be necessary to evaluate this proposal in <br />further detail. <br /> <br />2.3 From the details provided, the proposed architecture would include a basement and two <br />living levels for each unit.
