<br />REQUEST FOR CITY COUNCil ACTION <br /> <br />DATE: OS/24/99 <br />ITEM NO: <br /> <br /> <br />t Approval: <br />b. <br /> <br />Item Description: Resolution approving and authorizing the Mayor and City Manager to sign <br />a Lot Combination Agreement with Opus Northwest, L.L.c. to combine the <br />East half of Lot 1, Block 2 and Lot 2, Block 2, Gateway Business Park into <br />one buildable lot <br /> <br />Manager Approved: <br /> <br />Agenda Section: <br />CONSENT <br /> <br />1.0 Requested Action <br /> <br />1.1 City staff is requesting approval of a resolution that would authorize the Mayor and City <br />Manager to sign a Lot Combination Agreement with Opus Northwest L.L.C, developer of <br />the Gateway Business Park. The agreement would recombine the existing City owned <br />parcels, East half of LotI, Block 2 and Lot 2, Block 2, for the development of a 78,000 <br />square foot office/warehouse building in connection with the approved Development <br />Agreement. <br /> <br />2.0 Background <br /> <br />2.1 The City of Roseville currently owns the remaining two parcels (east half of Lot 1, Block <br />2 and Lot 2, Block2) in the Gateway Business Park which is referred to as Part III in the <br />Development Agreement, executed on July 31,1997. <br /> <br />2.2 In connection with Section 3.1 of the Development Agreement, entitled Purchase of <br />Redevelopment Property by the Developer, Opus Northwest is required to purchase Park <br />III Iledevelopment Property by December 31, 1999 or earlier if approved users are <br />identified. Opus has signed a lease agreement with PrimeSource, one of the largest <br />printing supply companies in the Midwest for the construction of a 78,000 s.f. <br />office/warehouse building. In connection with the purchase of the parcels by Opus, the <br />City is required to provide marketable title and shall enter into a lot combination <br />agreement so that the developer can use the lots as a single development parcel. In <br />addition, the City waives the requirements of the City Ordinances to permit the <br />Developer's use of the combined lots as a single development parcel with improvements <br />constructed over the common lot line. <br /> <br />2.3 The attached Lot Combination Agreement must be executed by the Mayor and City <br />Manager and has been reviewed and approved by Roseville Development Attorney for <br />Gateway Business Park, Tom Bray of Briggs and Morgan. <br /> <br />2.4 The Lot Combination Agreement will allow Opus Northwest to purchase the property from <br />the City, per the development agreement, in late May early June of 1999. <br /> <br />Lot CombinationRCA(052499)Page 1 of2 <br /> <br />"O\C\ <br />S . ~lJ\' <br />
