<br />approved by the Community Development Director. Trees and large shrubs shaIl not be <br />planted over existing utility lines. <br /> <br />9.9 Landscape Letter afCredit. Prior to the issuance of a building, grading, or excavation permit <br />by the DEVELOPER, the DEVELOPER shall have posted, with the CITY, a landscape letter <br />of credit or other security acceptable to the City in an amount equal to 150% of the cost of <br />all site landscaping and site restoration, in accordance with Section 10 1O.14E of the City <br />Code. The specific amount of this letter of credit or other security shall be determined by <br />the Community Development Director, following completion of plans. <br /> <br />9.10 Trash Handling. Trash handling shall be in accordance with Section 10 I 0.11 of the City <br />Code, which requires trash collection areas to be within the building. Trash collection <br />activities shall be restricted to normal business hours (7:00 a.m. to 6:00 p.m. Monday <br />through Friday, and 8:00 a.m. to 6:00 p.m. on Saturday and Sunday). <br /> <br />9.11 Off-Street Parking. Off-street parking areas shall be improved as shown on the approved site <br />development plan (Exhibit B), and shall include hard surfacing (bituminous), concrete <br />perimeter curbing, and a drainage plan. The site plan shall provide 19 off-street parking <br />stalls, including one (I) handicapped stall. No semi tractor/ trailer, recreational vehicle, or <br />trailer parking (daytime or evening) shall be allowed on the site, except while delivering <br />materials. So long as the DEVELOPER maintains its use of the property as contemplated <br />in this agreement, the off-street parking areas constructed in accordance with the approved <br />site development plan (Exhibit B) shall be satisfactory to the CITY. <br /> <br />9.12 Loading Areas. Loading activities shall be restricted to normal business hours (7 :00 a.m. to <br />6:00 p.m. Monday through Friday, and 8:00 a.m. to 6;00 p.m. on Saturday and Sunday). <br /> <br />9.13 Signage. Signage shall comply with the signage plan required in paragraph 4g. Signage for <br />the site shall be limited to one (1) monument sign and/or wall sign(s) on the front of the <br />building, with a total sign area not to exceed 10% of the front face area of the west wall of <br />the building. The monument sign shall be a maximum of eight (8) feet in height, 10 feet in <br />width, and shall be setback five (5) feet from the west property line. The monument sign <br />structure shall be constructed of materials used on the face of the building. The <br />DEVELOPER shall designate the location of the sign on the site plan and provide the <br />detailed drawings that include all dimensions. The sign may be lighted. The light source <br />shall not be visible from the public right-of-way or from adjacent properties. <br /> <br />9.14 Lighting. Lighting for the parking lot shall be optional. Parking lot lights shall be pole <br />mounted, of a downcast, cutoff type, concealing the light source from view and preventing <br />glare. Bollard type lights (lighted post approximately three (3) feet in height) are also <br />pennitted along the walkway of the parking lot and the walkway that accesses the rear of <br />structure. Lighting along Fairview Avenue shall be post mounted omamentallights of <br />similar design and foot-candle capacity to those of the residential neighborhood to the south. <br />Lighting shall also be consistent throughout the development and meet the lighting <br />requirements of Section 1010.12 of the City Code. <br /> <br />6 <br />
