-

November 17, 1998

Cox Insurance Relocation Considerations:

Possible Site: Co. Rd. 0 and Fairview in Northwest Roseville,
accessible to 35W in residential neighborhood.

Goal: Relocate to an environment which is more complementary to our current
customer base and long term business strategy, light commercial residential
area.

Site: On the southeast corner of Fairview and Co. Rd. O.
Lot size: 100 x 167 feet
Price: $170,000
Structure: Existing structure is frame construction in good condition-updated.
Zoning: B-3
Building: Currently is serving the community with two small businesses and a
residence.
1. Travel Agency
2. Barber Shop
3. Single family home
History: The building appears to be a neighborhood landmark and is
recognized with some historical value. (Original construction-date unknown?)

Concept Drawing: Add on to the existing structure and maintain "Residential
Character" and continue to provide local services. Our agency \YOuld be
considered a low impact user with very little on site customer traffic, however
"visibility" is a high priority.

Cornerstone: In keeping with Roseville's Cornerstone Philosophy, we \YOuld attempt to
create a building that meets the needs of neighborhood individual services yet
with a residence profile. The plan \YOuld address the A.D.A. issues in order to
make the building handicap accessible. The improvements \YOuld be considered
very positive to this corner which is lacking updated character and identity.

Issues To Be Concerned With:
1. Existing building "nonconforming"
2. Adequate parking in relation to net useable space required for long term
growth.
3. Current residential tenant.
4. Completion date and timing of project?
5. Property taxes
6. Continue to meet the needs of the neighborhood and maintain long term
tenants.
7. Parking

~~
'\."'- \. ~.
