The 1 at floor square <br />footage is 2,651 feet. The master bedroom is on the first floor for retirement appeal and <br />all other bedrooms are in the lower level to 1111n111117.e total house size. The Carlson's <br />have elected to e1iminate the 3rd stall garage for reasons of saving space and costs. <br />Having a 2 car garage reduced the footage by over 200 square feet as well as eliminating <br />driveway size. <br /> <br />A smaller 2 story could be designed, but the Carlson's are committed to a <br />Rambler. <br /> <br />This is a well designed home and we are pleased to be working with the <br />Carlson's. We have found ramblers to be popular with the neighborhood, as they <br />mmi11117.e visual obstruction and enhance property values. <br /> <br />We are also asking for a Variance at the rear lot line to allow 27' <<om the house <br />to the property line instead of the standard 30'. Due to the irregular shape of the lot and <br />the cul-de-sac, the home can not be pulled forward like we would normally do. <br /> <br />We have designed grading to allow aU lot drainage to exit to the <<ont of the <br />property.
