<br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br />Date: 02/10/99 <br />Item No: 6d <br /> <br />Manager Approved: Agenda Section: <br />Public Hearings <br />Tom And Marilyn Weaver, 2330 Auerbach Avenue North, Roseville, <br />Are Requesting A Conditional Use Permit To Construct A 22' X 44' <br />(968 Sq.Ft) Four-Stall Detached Garage On Their Property. <br />(Pf3095) <br /> <br /> <br />1.0 Requested Action <br /> <br />1.1 Tom and Marilyn Weaver, 2330 Auerbach Avenue North, request approval of a conditional <br />use permit to construct a 22'x 44' (968 sq.ft) four stall detached garage on their 10,125 s.f. <br />residential lot . The building would be used for storage of personal vehicles and residential <br />equipment. One overhead door entrance and one side door exit as well as four parking <br />bays and shop space are proposed. <br /> <br />1.2 The conditional use permit process (Section 1013 of the City Code) for this request allows <br />the City to consider: <br /> <br />. compatibility with adjoining properties; <br />. impacts on traffic and public facilities, <br />. impacts on property values; <br />. impact on the general health, safety, and public welfare; <br />. compatibility with the City's comprehensive plan. <br /> <br />The process also allows the City to impose those conditions it considers necessary to <br />protect the public health, safety, and welfare. In addition, a new change to the City Code <br />(Section 1004.01A) establishes performance standards for the accessory building. <br /> <br />2.0 Background <br /> <br />2.1 The site is located in Comprehensive Plan District No.6., between Western Avenue and <br />Rice Street, one block north of Minnesota Avenue. To the north, west, and south of the <br />site are single family homes while to the east is city owned property, an unbuilt road, and <br />Materion Park. The site is located in the Grass Lake Watershed. <br /> <br />2.2 The site is zoned R-l (Residential); the Comprehensive Plan designates this site "L-R" for <br />low density residential uses. In order to construct a detached garage larger than 864 s.f. <br />in a residential district, the Zoning Code requires a conditional use permit. <br /> <br />2.3 The homes in this area are 1,000 to 1,600 sJ. ramblers, built during the 1960's on lots that <br />are 75 feet wide by 135 feet in depth (10,125 s.f.). <br /> <br />PF3095 - RPCA (02-10-99) - Page 1 of 3 <br />~ 0'C\0\ <br />~-~ <br />
