<br /> <br />ROSEVILLE PLANNING COMMISSION <br /> <br />Page' 8 <br /> <br />Wednesday, June 7, 1989 <br /> <br />Dahlgren summarized the location, the proposal, variance, special <br />use permit, and rezoning required. <br /> <br />Keel inquired about the status of the test wells required on the <br />site and pointed out the need for a no left turn sign at the <br />easterly curb cut on County Road B. <br /> <br />Richard Stranik summarized the relocation problem he has because <br />of the expansion of the Dayton's store. stranik stated that this <br />was the only site that makes sense to him to relocate his <br />business. Stranik pointed out to the commission that he would <br />be using the existing building to cut down costs to fit the <br />criteria for the need for future redevelopment of the site. <br />stranik state~, based on experience, they generally work on two <br />cars per hour and that nine parking spaces on the site would <br />work. stranik summarized a parking condition that is at the <br />other Midas Muffler stores in the area, pointing out that that <br />particular use doesn't require alot of parking. stranik said <br />that landscaping would make the site look better and that they <br />will improve the looks of the ditch in front of the building. <br />stranik stated that he would agree to the conditions outlined by <br />staff. <br /> <br />Maschkaquestioned the proposed signage on the building. Stranik <br />summarized the proposed signage. <br /> <br />Maschka asked if curb would be provided along the east side of <br />the parking lot. stranik replied that he was not aware but <br />would agree to providing the curbing. <br /> <br />Goedeke asked what the separation was between buildings. stranik <br />replied 10 feet. <br /> <br />Johnson asked about the design of the pylon sign. Stranik <br />replied that it would be the same design as used on W. 7th street <br />and that they would abide by all ordinance requirements for <br />signage. <br /> <br />Johnson closed the public hearing. <br /> <br />Johnson complimented the applicant on his willingness to work <br />with the city. <br /> <br />Berry stated that she liked the idea of the extended green area. <br /> <br />Maschka moved, Goedeke seconded to recommend approval of rezoning <br />the site from S-C to B-~. <br />
