Cub Foods is proposing to develop a 76,500 square foot store in place of an existing <br />Homeplace building of 54,500 square feet. The now vacant Homeplace store would be removed and <br />replaced with a new building. Access to the new Cub Foods store would be via the existing Har Mar <br />"roadways" to Snelling A venue and to County Road B. <br /> <br />A typical Cub Foods store of this size would generate between 5,500 and 6,500 vehicle trips per day. <br />This is based on trip rates from the Institute of Transportation Engineers Traffic Generation <br />Handbook but modified based on local experience at several Cub and Rainbow Food Stores. We <br />would suggest using 5,500 vehicle trips per day for analysis because of the location of the store and <br />what we anticipate will be some problems of access, especially at heavy shopping times. The store <br />will generate between 400 and 450 vehicle trips in the p.m. peak hour. <br /> <br />Some trips to the Cub Foods store will come from customers already in the Har Mar complex. These <br />are customers currently shopping somewhere in the complex who will ultimately make an additional <br />stop at the Cub Foods store. We estimate a maximum of 10 percent of the total trips for this type <br />customer. There will also be additional multi-purpose trips, but we believe they will be generated <br />by Cub and not already be customers in the Har Mar complex. In addition, we anticipate <br />approximately 10 percent of the total trips will be "passby" trips coming from primarily Snelling <br />A venue with some also from County Road B. These are trips from motorists already traveling on <br />one of the two roadways who will make a stop at Cub Foods as part of their existing trip. <br /> <br />We anticipate that the clientele for the Cub Foods store will come primarily from Roseville, Falcon <br />Heights, St. Anthony, New Brighton, Arden Hills and St. Paul. Cub already has stores to the east <br />on Rice Street in Maplewood and to the south on University Avenue in St. Paul, but not for some <br />distance to the west and north.
