The initial and annual plan shall be reviewed and commented on by the <br />City's Garden Group. The annual color along County Road E shall <br />complement the City's boulevard plantings. <br />A final lighting plan, to include the type, height and color lighting fixtures and <br />poles, shall be approved by the City Planner, with stamped approved copies <br />submitted to the City Clerk. lighting of .5 foot candle or less shall be <br />contained within 5 - 7 feet from the westerly curb line of the development. <br />Any use of wallpack lighting shall also take into account neighboring <br />residential concerns. The amount of lighting on the development, especially <br />along the westerly side of the development, shall be reduced daily to a <br />minimum for safety and security after 11 :00 PM. The City Code Officer shall <br />review and approve the lighting along the westerly edge of the development <br />upon the completion of the buildings and berm. <br />The size of all overstory trees on site shall be a minimum of 2-1/2" caliper, <br />except for 4" trees in Article 11 A 1. <br />A final landscape plan shall be reviewed and approved by the City Planner. <br />Stamped approved copies shall be given to the City Clerk and Developer. <br /> <br />3, <br /> <br />4.U <br /> <br />5. <br /> <br />6. <br /> <br />Article 12 <br />The westerly "greenlberm area" is a very important part of this development as it, along with <br />the 1 00' railroad right-of-way, provides a transition from single-family homes to this <br />development. Therefore, the initial development and the continuous maintenance of this <br />transition area are very important. The following shall be adhered to: <br />A. The railroad right-of-way shaH not be disturbed, including trees and vegetation on the <br />right-of-way, subject to an approved grading plan. <br />B. A variance was given to allow a portion of the la' berm in this area to have a 2 to 1 <br />slope. <br />C. The berm shall be seeded and planted with native prairie grasses and flowers. The <br />remaining non-bermed area in Outlot A near the minor anchor and a five-foot strip <br />along the curb adjacent to the berm area shan be sodded or seeded and maintained <br />on a regular basis. <br />D. The developer, in addition to the plantings shown on the October 25, 1994 drawing, <br />shall plant up to twenty coniferous trees, 15 feet apart, along this development's <br />westerly lot line from a point of the most northerly coniferous tree snown 0), the plan <br />to a point to be determined by the City Engineer and City Planner that coincides with <br />the possible future residential property (non-wetland> west of the railroad tracks and is <br /> <br />-4- <br />
