Manager Approved: 1.0 REQUESTED ACTION 1.1 Seth Eggessa is requesting a variance from Section 1004.02(D) of the City Code to reduce the width oftwo single family residential lots. The proposal includes a reduction in the width from 85 feet to 66 feet and a reduction in the square footage for one parcel from 11,000 to 8,910. The current lot encompasses 35,420 square feet, has a depth of 267 feet and width of 132.56 feet. 1.2 Parcel" A" is proposed at a width of 66 feet, a depth 135 feet, and containing 8,910 square feet. Parcel" B" is proposed as a flag lot with 66.65 feet of width in the front, 132.56 in the rear and a variable depth of 165 feet (north) and 267 feet (south). If the Planning Commission recommends approval of the lot width, square footage, and side yard setback variances, the City Council wili take action on the request for variances and the request for a minor subdivision. 2.0 BACKGROUND 2.1 Mr. Eggessa owns a parcel located at 1992 Cleveland Avenue. The property is zoned R- 1, Single Family Residential, and the Comprehensive Plan identifies the property as Low Density Residential. All adjacent land uses are single family residential.
