L <br /> <br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br />DATE: 05/12/99 <br />ITEM NO: 6(a) <br /> <br /> <br />Agenda Section: <br />PUBLIC HEARINGS <br /> <br />Seth Eggessa lot width, setback and lot area variance, and minor subdivision <br />request for property located at 1992 Cleveland Avenue (PF3118). <br /> <br />Manager Approved: <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Seth Eggessa is requesting a variance from Section 1004.02(D) of the City Code to <br />reduce the width oftwo single family residential lots. The proposal includes a reduction <br />in the width from 85 feet to 66 feet and a reduction in the square footage for one parcel <br />from 11,000 to 8,910. The current lot encompasses 35,420 square feet, has a depth of <br />267 feet and width of 132.56 feet. <br /> <br />1.2 Parcel" A" is proposed at a width of 66 feet, a depth 135 feet, and containing 8,910 <br />square feet. If the Planning Commission recommends approval of the lot width, <br />square footage, and side yard setback variances, the City Council wili take action on the <br />request for variances and the request for a minor subdivision. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Mr. Eggessa owns a parcel located at 1992 Cleveland Avenue. The property is zoned R- <br />1, Single Family Residential, and the Comprehensive Plan identifies the property as Low <br />Density Residential. All adjacent land uses are single family residential.
