June 11, 1999

Russel A. Dansare
2752 Matilda Street
Roseville, Minnesota 55113

BE: Request for a driveway Setback Variance

Dear Mr.Damsare:

The Planning Commission, at their meeting ofJune 9, 1999, reviewed your application for a
variance from Section 703.04 of the City Code relating to reduction of the required driveway
access point setback from a street comer from 30 feet to 13 feet. This request is prompted by
the City's pavement Management Plan and reconstruction of Maple Lane court.

Based on staff findings outlined below, the Planning Commission recommended your request
be approved: '

Section 1013.02 requires the applicant to demonstrate a physical hardship and to
demonstrate that no practical alternatives exist that would reduce the need for a
variance.

Relocating the access point to meet the 30 foot setback would require major
modifications to the existing driveway as it extends to the garage.

The proposed variance, if granted, will not adversely affect the public health, safety, or
general welfare, provided standards/conditions are attached to insure that
redevelopment of the site is completed in accordance with the plans proposed by the
applicant

Your application, together with the Planning Commission's recommendation, will be forwarded
to the City Council on Monday, June 29th for final action. The City Council meeting starts at
6:30 p.m., and is held in the Council Chambers of the City Hall. In order for the City Council to
consider your application, you or a representative must be present at this meetint! to discuss
your request.

If you have any questions, please call me (651.490.2236).

Sincerely,

Thomas Paschke
City Planner
City of Roseville

Q:\Planning Files\3120_Dansare, Russel\PCAction Letter_060999.doc

~~
(o~
