July 27,1999

John & Erin Mathern
Mendota Homes
P.O. Box 416
Forest Lake, MN 55025

RE: Roseville Commons Townhouse Development.

Dear John & Erin:

Please be informed that the Roseville City Council took the following action on your
proposed Roseville Commons townhouse development, located between Old Highway 8
and Highway 88:

~ Approved the concept and final development plan

~ Approved the planned unit development agreement

~ Approved the preliminary plat

The City Council did not approve the final plat due to a number of logistical issues they
felt needed to be resolved/addressed prior to their action. These items include addressing
of units, mutual aid agreement between St. Anthony and Roseville regarding police, fire,
and rescue, provision of a perpetual access easement, and provision of utility and
drainage easements.

Based on our previous discussion, there are also a few items such as landscaping,
building design and elevation, building materials palette, and guest overflow parking that
need to be resolved and indicated on the final plans. Further, you will be required to
provide a certificate of survey for the site with its existing conditions and a certificate of
survey for the proposed townhouse development including curb and parking areas.

The City requests that two revised plan sets be submitted at your earliest convenience for
our review and approval. Upon City approval, final documents will be Gompleted at
which time four (4) full sets of development plans will be required.

6/A.
1.q,.- fl-
