<br />9.8 Building Materials. Exterior building materials shall be as shown on the approved building <br />elevations (Exhibit Gland G2) and shall be face brick, maintenance free siding, soffit and <br />fascia and asphalt shingles. The color scheme for the building shall be reviewed and <br />approved by the Community Development Director prior to issuance of any building <br />permits. <br /> <br />9.9 Landscaping. Landscaping shall be installed and maintained in accordance with the <br />approved (or as modified) landscape plan (Exhibit F). In general, all areas of land not <br />occupied by buildings, decks, patios, drive lanes or parking shall be landscaped with sod and <br />other vegetative material approved by the Community Development Director. All <br />landscaped areas shall be irrigated to protect turf, trees, shrubs and perennial plants/flowers <br />and planting of said trees and large shrubs shall not take place over existing/installed utility <br />lines. Mendota Homes has stated that landscaping will be provided within the north yard of <br />Executive Manor Condos, Building "B" as a component of the townhouse development. <br /> <br />9.10 Landscape Letter of Credit. Prior to the issuance of a building, grading, or excavation permit <br />by the DEVELOPER, the DEVELOPER shall have posted, with the CITY, a landscape letter <br />of credit or other security acceptable to the City in an amount equal to 150% of the cost of <br />all site landscaping and site restoration, in accordance with Section 10 1 0.14E of the City <br />Code. The Community Development Director, following completion of plans shall <br />determine the specific amount of this letter of credit or other security. <br /> <br />9.11 Mechanical Equipment. Air conditioning equipment shall be located on each lot on the <br />north, west or east side of each complex and screened from view of adjacent units and <br />residential properties. The AC units shall be included on the site plan and approved by the <br />Community Development Director. <br /> <br />9.12 Mitigation of Impact on Adjacent Residential Uses. Exterior and recreational vehicle (RV) <br />storage shall be prohibited. No accessory buildings shall be allowed on the site. <br /> <br />9.13 Trash/Recycling Container & Handling. The trash/recycling container shall be located in <br />the garage area of each unit. Trash collection activities shall be restricted to the allowances <br />of the Roseville Solid Waste Ordinance. <br /> <br />9.14 Off-Street Parking. Off-street parking areas shall be improved as shown on the approved site <br />development plan (Exhibit B and D), and shall include hard surfacing (bituminous), <br />concrete perimeter curbing, and a drainage plan. The site plan shall provide 6 additional off- <br />street guest parking stalls. So long as the DEVELOPER maintains its use of the property <br />as contemplated in this agreement, the off-street parking areas constructed in accordance <br />with the approved site development plan shall be satisfactory to the CITY. <br /> <br />9.15 Signage. Signage shall be indicated within the site development plans and approved by the <br />City of St. Anthony. It is suggested that the townhouse development sign be a decorative <br />monument sign adjacent the entrance (Exhibit J) <br /> <br />6 <br />
