This agreement was
approved by the Roseville City Council on February 9, 1998. The planned development
consists of a 30-unit senior condominium building. Paragraph 6.0 of the PUD document
indicates that if construction of the development project does not begin within one year of
the PUD approval, the developer must apply for an extension of the agreement.
A considerable amount of time has elapsed since the agreement was approved,
during which Mendota Homes, Inc. has been working to begin construction of Roseville
Commons. Circumstances, including completing plans for Phase IT of the development
and "fine-tuning" construction plans and securing financing for Phase I, took much
longer than we anticipated. In the interim, we failed to recognize the necessity of
renewing the agreement.
At this time, we are in the fmal stage of our planning for Roseville Commons.
Financing has been secured and we are prepared to begin construction.
Mendota Homes, Inc. respectfully requests that the Roseville City Council
approve an extension of Planned Unit Development # 1197 for 90 days to allow Mendota
Homes, Inc. to begin construction of Roseville Commons.

\'~(A.
11/
