A complete utility, lighting, paving, grading, site, landscape, signage, and drainage plan <br />must be submitted to and approved by the City prior to consideration of the final <br />development plan. Coordination of plans with the City of St. Anthony must also be <br />completed. <br /> <br />3.13. Park dedication fees in lieu of land dedication will be collected at building permit <br />issuance for each new townhome unit constructed in Roseville at a rate $400.00 per unit. <br /> <br />4.0 STAFF RECOMMENDATION <br /> <br />4.1 Based on the review and conditions outlined in Section 3 of this report, staff recommends <br />approval of the concept development plan and preliminary plat for a planned unit <br />development amendment allowing the construction of 10 town homes on property <br />directly north of Executive Manor Condos. <br /> <br />5.0 SUGGESTED ACTION <br /> <br />5.1 By motion, recommend approval of the concept development plan and prd~,1inary plat <br />for a planned unit development amendment that allows the construction of: 'J town <br />homes on property located directly north of the Executive Manor Condos, based on the <br />review and conditions outlined in Section 3 of this report. <br /> <br />5.2 It is understood that the effective date of such a planned unit development will not occur <br />until after the application submission and final approval of the planned unit development <br />agreement, the final plat and publication of the zoning ordinance amending the City <br />Zoning Map.
